West Virginia gas prices spike from last week

CHARLESTON, W.Va. (AP) -- The up-and-down pattern of gas prices is on the upswing again in West Virginia.

The Triple A's weekly Fuel Gauge report on statewide pump prices finds that the price of a gallon of gas went up 8 cents this week.

The average $3.51 West Virginians are paying for a gallon of regular unleaded is 15 cents higher than the national average. The auto club says the higher pump prices have a silver lining. That's because they rose in response to positive economic news.

Fuel prices in the state range from a low of $3.46 in Parkersburg to a high of $3.61 in Martinsburg.

Lindsay Lohan's driving case returns to LA court

LOS ANGELES (AP) ? A judge who has sentenced Lindsay Lohan to jail before will conduct her first hearing Wednesday on new misdemeanor charges of lying to authorities and reckless driving against the trouble-prone actress.

Lohan has been ordered to appear before Judge Stephanie Sautner for the scheduling hearing, which is the first time the actress has been required to appear in court in nearly a year.

Prosecutors in Santa Monica, Calif., have charged Lohan with lying to police about driving a sports car that crashed into a dump truck in June, reckless driving and obstructing officers from performing their duties.

In March, Sautner released her from supervised probation but warned her to stop partying and grow up.

"You need to live your life in a more mature way, stop the nightclubbing and focus on your work," Sautner told Lohan at the time. The admonition came after the judge conducted several monthly updates with the actress and required her to perform morgue cleanup duty to complete her sentence in a 2007 drunken driving case.

Lohan has since filmed two movies but has repeatedly gotten into trouble, including a pair of arrests in New York that have not resulted in charges.

She was on probation for theft at the time of the wreck in California, and Sautner had warned the actress she could be sentenced to 245 days in jail if she didn't behave. She has pleaded not guilty and a Feb. 27 trial date has been set.

The latest hearing may also resolve who will be Lohan's lawyer for the criminal case. New York attorney Mark Heller has petitioned to join the case, but his involvement must be approved by Sautner.

Heller was traveling on Tuesday and did not return a phone message.

Poverty, neglect, or family stress can make it especially difficult for young children to develop the self-discipline and habits of mind they will need to succeed in the classroom and beyond. Armed with research and a commitment to the whole child, Washington state has transformed the way its agencies work together and in partnership with researchers to address the effects of early adversity on learning and to help disadvantaged children build resiliency and other so-called executive-function skills they need to learn and grow.

In the process, officials hope to create a national model for rapidly translating new research in fields like cognitive and neuroscience into usable practice.

The Innovation by Design initiative, launched in 2011, focuses on the importance of executive function, the umbrella term researchers give a collection of skills?focus, working memory, decisionmaking, and self-control among them?which have been found to be associated with academic achievement as well as social and career success. Those skills are governed by the prefrontal cortex, the part of the brain just behind the forehead that has been called the "control room." It is one of the areas that sees the most rapid growth...

Today is Plumbing?. | The Oracle Of Ahwatukee . . .

I still am not sleeping well, I don?t know if it?s the excitement/apprehension involved in the Home Improvement project so I?ve been getting up early and preparing myself for a day ahead of the workmen, noise and progress. This 4:00 am thing is getting a little old, though?..

Today plumbing is on the schedule. The plumber got here at 8:00 am sharp and is hard at work. It is noisy, so hopefully he?s getting a lot of work done! Gary the Tile & Stone man got here at about 9:30 ? 10:00 and showed me the new Roman faucet for the tub. It?s very nice. Two thumbs up on that??

Gary is waiting for Ken the plumber to finish with the plumbing though it may take longer than he thought since there was the extra work to do with the unexpected hidden pipes that needed to be?resituated?so his men can move ahead with the Durarock and prepare the walls and shower area for tile. Ken said it?s hard to work in the small space and it was taking longer than he thought.

Gary said when he?s done the guys will be back to prepare the shower. I can?t wait to see that part of the process, unfortunately the plumbing is not a process where you?necessarily?see progress, and I can?t wait to see physical progress. We?ll then be on our way to getting ready for the tile??..I can?t wait to see that. I picked out tumbled stone in tannish white for the major part of the work and glass tile as the accent.picture017

Weddings Startup Lover.ly Scores Content And Ad Deal With Real ...

Lover.ly,?a search engine for all things wedding, is today making a move that will broaden its reach considerably: The company is announcing a partnership with Real Simple to power the content for the site?s first-ever online weddings channel. Real Simple, which is best known for its magazine about home decor, beauty and fashion (it?s like an offline version of Pinterest), will now be helping to sell?Lover.ly?s?advertising inventory as a part of this deal.

For those unfamiliar, Lover.ly launched in fall 2011, as a centralized place for brides to discover and save wedding ideas and inspiration, and then?received $500,000 in seed funding last?February.?Similar to Pinterest, the site lets its users create boards (on Lover.ly, they?re called ?bundles?) to keep track of their favorites. But as founder and CEO Kellee Khalil explains it, Lover.ly is more of a search engine than it is a ?Pinterest for weddings,? so to speak.

Lover.ly?s content comes from 35 prominent wedding bloggers, a handful of wedding magazines like Bridal Guide, Southern Weddings, Smitten Magazine and others, plus?retailers, brands and vendors. By participating on Lover.ly, these sources can grow their traffic and/or sales, while bloggers can score brand partnerships and get help with advertising.

Loverly_RealSimple_0000_+Khalil says Lover.ly?s content, which has grown to include over 700 brands, and its brand, is what appealed to Real Simple. The company came to her a few months ago to discuss a potential partnership after a Real Simple editor listened to her speak on a panel about wedding and technology, she says. ?Real Simple approached us and said your brand is very similarly aligned with ours ? we?re trying to help the modern women who?s overwhelmed, make her life easier, and bring simplicity,? Khalil explains.

The partnership is expected to be mutually beneficial to all parties involved ? Lover.ly and its content providers get wider exposure and traffic, and Real Simple gets the content it needs for the new vertical, plus relationships with key bloggers.

There?s also an advertising relationship going into effect as a part of the deal.?Currently, Lover.ly monetizes by display ads, as well as sponsored content and giveaways across its network. Meanwhile, with retailers and brand partners, it?s a cost-per-click system. With the exclusive partnership announced today, Real Simple will provide the startup with access to its sales team to help Lover.ly fill its ad inventory.

?We just soft-launched our network halfway through last year, so this is the first partnership of its kind,? says Khalil of the deal. ?Real Simple (Time, Inc.) is one of the biggest media companies in the world, and I think it?s really forward-thinking of them to?partner?with a startup that?s a year-and-half old,? she adds.

What?s Next: A Relaunch Of The Website And Mobile Apps

The deal with Real Simple isn?t Lover.ly?s only news, however. The startup is poised for a complete overhaul and relaunch of its website and brand, following nearly a year of tracking its user data and behavior.

?We?re launching a brand-new property from start to finish,? says Khalil. ?We had to look at our brand, what it stands for, and how it?s going to translate over time. We?re leaning towards becoming a lot more sophisticated, more modern and more tech-centric. And with that, we?re also going to be launching a mobile app,? she says. The new app will focus on a more passive browsing experience, and will add a feature that will allow brides to ?snap? inspiration while on the go in order to save things to their private boards. These launches are still a few weeks out.

Asked what it means to be more of a ?tech? company, Khalil explained that the technology they?re building in-house is something that can translate across different verticals. ?We actually don?t produce any content; our core?competency?is aggregating from bloggers, retailers, brands and also wedding professionals,? she says. The proprietary technology Lover.ly has developed is a tagging system that makes that content searchable. That means users can search by a range of things beyond keywords ? for example, by season, style, location, color palette, themes or trends. The site even features a unique color search interface that lets brides-to-be click on a color to search across the site by pinks or silvers, or whatever their wedding colors happen to be.

Today, Lover.ly?s search engine has indexed a couple hundred thousand wedding photos, while the site also offers close to 100,000 products. ?Think of us like what Kayak has done for travel?that?s essentially what we are [for weddings],? says Khalil. She says the new Lover.ly website will shift focus to the company?s search capabilities, making the search box more prominent, while also moving away from the more ?girly? feel the site has today.

Eventually, the company wants to apply its curated search functionality to other verticals, including perhaps home decor, party planning, shopping, or anything that?s design-focused. ?There?s definitely opportunity to go into other verticals, and that?s always in the back of our head when we?re thinking about what we?re doing,? Khalil says.

The company declined to provide user numbers, but reports recent growth and good engagement figures. Five percent of the audience returns 3-6 times per day, while 22 percent come anywhere from 15 to 100 times per month. Somewhat?surprisingly,?48 percent of the audience reports themselves as ?pre-engaged? ? meaning they?re women who are planning their wedding in advance of an actual proposal. Site visits are also up 75 percent month-over-month from last month, and Lover.ly has grown its social footprint to nearly 80,000 Facebook fans, 28,000+ Twitter followers, and 34,000 followers on Google+.

Competition in the weddings space is tough lately, given the number of startups angling for brides? attention, including, but not limited to,?RegistryLove,?Appy Couple,?Wedit,?WedPics,?Wedding?Party,?WeddingLovely,?Weduary?and others, not to mention Pinterest. But not all these are focused on search, of course ?- many are social apps or wedding website providers. Khalil says with Lover.ly, she wants to become the ?Google for weddings.? That could make other wedding startups potential partners, instead of competitors further down the road.

Best- and worst-run cities in America

The population of the United States living in urban areas is growing faster than the national rate. At last count, more than four in five Americans lived in a metropolitan area, an increase of over 12 percent in the last decade. Meanwhile, the proportion of Americans living in rural areas declined. If this trend continues, nearly all Americans will live in megacities in the near future.

Regardless of whether this happens, more pressure will be placed on mayors to manage their growing populations. 24/7 Wall St. has completed its second annual ranking of the 100 largest cities in the U.S., based on local economies, fiscal management and quality of life measures. To evaluate how well a city is managed over the long-term, we looked at factors like the city's credit rating, poverty, education, crime, unemployment, and regional GDP. The best-run city this year is Plano, Texas. The worst-run is San Bernardino, Calif.

Measuring the effective governance of a city and comparing it to others can be challenging. Each city has its own unique challenges and advantages. The strength of the regional economy, the level of state funding, and the presence of major corporations or industries can all impact a city?s prospects. They play a big part in a city?s employment levels, safety and fiscal stability.

All those factors, of course, are directly affected by how a city is managed. Mayors, school boards, and city councils all have a role to play in that regard. All of these groups must work with the resources available to keep budgets balanced.

Many of the best-run cities either have at least one industry that is supporting the labor force, or are close enough to major urban centers, such as Dallas, Phoenix and San Francisco, to benefit from jobs available there.

The economies of the worst-run cities fall into two categories. Some were badly damaged by the housing price collapse. These include Riverside and Stockton in California and Las Vegas, Nevada. Others have had much more long-term economic troubles. These include Detroit, St. Louis and Cleveland, whose once-booming manufacturing-based economies have been decimated by jobs going overseas.

Fiscal management is another factor that had a strong impact on where cities ended up on our list. The majority of the best-run cities had their general obligation debt rated Aaa by Moody?s. None of the worst-run cities received that perfect score; some, such as Detroit and Stockton, were rated below investment grade. Stockton is notable for actually defaulting on its debt in June of last year.

1. Plano, Texas

Plano, based in the Dallas-Fort Worth metropolitan area, is the best-run city in America. Among households in the city, 14 percent earned over $200,000 in 2011, the fourth-highest proportion of all cities. Meanwhile, a mere 1.9 percent of households earned under $10,000, which was the second-lowest of all cities. The city?s 1.62 violent crimes per 1,000 people is the second-lowest of all large cities. Plano is home to many corporate headquarters, including J.C. Penney and Dr. Pepper Snapple Group. These companies are among the 10 largest employers in the city. The city appears to be largely unaffected by the housing crisis. The median home price rose by more than 5 percent between 2007 and 2011, while the national median price fell by more than 10 percent.

2. Madison, Wis.

Madison is home to the state capitol, as well as the University of Wisconsin?s flagship campus. In addition, the region is a base to employers in fields such as technology and health?care. The unemployment rate of 4.9 percent in 2011 was the second-lowest among all large cities in the U.S. Of the city's adult population, 54 percent have a bachelor's degree, the third-highest rate among the top 100 largest cities. In December, the Madison City Council adopted a rule banning the government from using emergency reserves to fund the operating budget unless two-thirds of members vote otherwise. With the city exercising this kind of caution, it is no surprise Moody?s analytics rates madison general obligation debt as a perfect Aaa, with a stable long-term outlook.

3. Irvine, Calif.

With almost 97 percent of residents aged 25 and over with at least a high school diploma, and with nearly 63 percent with at least a bachelor's degree, Irvine has the most educated population of all of the 100 most populous cities. The city?s high educational attainment has translated to a highly compensated population -- a whopping 18.8 percent of households earned more than $200,000 in the last year. Irvine has the lowest violent crime rate of all the 100 largest cities, with just 0.56 violent crimes per 1,000 people in 2011. Irvine?s government has received a lot of flack recently for its efforts to transform the Orange County Great Park, with critics arguing that more than $200 million worth of spending has gone to waste. The newly elected City Council has pledged more oversight on spending and has terminated contracts with two firms working on the project.

4. Lincoln, Neb.

Lincoln?s 3.9 percent unemployment rate in 2011 was the lowest of all metropolitan areas in the country. The city is home to the University of Nebraska?s flagship campus, which employs more than 8,000. Like Omaha, Lincoln has been spared from the recession more than most places. Home values rose 2.7 percent between 2007 and 2011 compared to a 10.7 percent drop nationwide. In 2011, just 0.36 percent of Lincoln?s homes were in foreclosure, the eighth-lowest rate among large cities. Like many of the other top-rated cities, Lincoln?s general obligation debt is rated as a perfect Aaa, with a stable outlook.

5. Fremont, Calif.?

Fremont was incorporated in 1956, joining five towns together as a single city. The city is near the core of Silicon Valley, while also connected to San Francisco by the Bay Area Rapid Transit system. It has one of the most educated and high-earning populations in America, with over 51 percent of residents age 25 and older holding a college degree in 2011. That year, median household income was $92,665, the highest of any large city in the U.S. The city has an exceptionally strong manufacturing base, with almost 22 percent of working adults employed in the sector. Among the companies with manufacturing operations in Fremont are tech manufacturers Western Digital and Seagate Technologies, as well as electric car builder Tesla Motors.

Few cities were hurt by the housing crisis to the same extent as San Bernardino, where the median home value declined by 57.6 percent between 2007 and 2011, more than any other large city in the U.S. By the end of 2011, almost 4.4 percent of homes in San Bernardino were in foreclosure, among the highest rates for all large cities. That year, the unemployment rate reached 17.6 percent, or nearly double the U.S. rate and almost 10 percentage points higher than city?s annual rate in 2007. In August, declining home values and rising employee retirement costs forced the city to file for bankruptcy. But the city?s filing is being challenged by its largest creditor, the California Public Employees' Retirement System, which is demanding payments.

2. Miami, Fla.

Between 2007 and 2011, the median home value in Miami fell by 43.5 percent. Additionally, the city had one of the nation?s lowest median household incomes, at under $29,000, while 31 percent of residents lived below the poverty line -- nearly twice the U.S. rate of 15.9 percent. Despite the difficult economic conditions Miamians faced, the city joined with Miami-Dade County to pay for almost 80 percent of the more-than $600 million cost of building a new baseball stadium for the Miami Marlins. The deal has caused significant uproar. While taxpayers pay extremely high costs to service the stadium debt, the team has traded many of its top players. In 2011, the SEC launched an investigation into the agreement.

Last year, Stockton was unable to fund its pension liabilities and make debt-service payments. As a result, it became the largest city in U.S. history to file for bankruptcy. The city had been especially hurt by the recession. Its unemployment rate for 2011 was above 20 percent, while more than 5 percent of homes were in foreclosure -- both among the highest rates for any large city. Just before the bankruptcy filing, Moody?s downgraded the city?s credit rating to account for the likelihood of a default. Moody?s noted, ?The Caa3 rating level assumes losses to bondholders will be greater than 20 percent. The negative outlook reflects the high likelihood that losses could exceed our estimates.? Not only have the city?s creditors been affected, but so have city employees and retirees. According to NPR, the city may cut health benefits to reduce its $417 million in unfunded liabilities.

4. Detroit, Mich.

Detroit was hit hard during the recession, with the near-collapse of the automobile industry and a further slowdown of the already embattled housing market. The median home value between 2007 and 2011 tumbled by 43.5 percent, or more than four times the rate of decline across the country. The lack of income coming into the city?s coffers in the last few years has led to significant financial difficulty for Detroit. Moody?s currently rates city?s bonds as Caa1, which is considered junk status and the worst-rating Moody?s gave to any major city. Mayor Dave Bing signed a budget that aims to cut $250 million in the 2012-2013 fiscal year, with total spending of $1.12 billion.

Home prices between 2007 and 2011 fell by 44 percent in Hialeah, the 10th-highest decline of all 100 largest cities. The median household income of $27,208 in 2011 was the third-lowest of all major cities, after declining by 44 percent during the recession. Of workers residing in Hialeah, 15.5 percent worked in the generally low-paying retail trade, the highest percentage of all of the 100 largest cities. As a result of industry composition, nearly 40 percent of city residents are without health insurance, higher than any other large city in the U.S.

?Downton Abbey? fans may be effortlessly transported back to another time and place, but the impact of the television series is also firmly rooted in the real world. The popular costume drama has reportedly spurred sales in everything from wedding dresses, lingerie and other Edwardian fashions to home furnishings and even what people are reading.

?Etiquette books are selling through the roof right now? said Scott F. Stoddart, dean of the School of Liberal Arts at the Fashion Institute of Technology. So are history books about World War I and recently reprinted titles like ?To Marry an English Lord.? ?People are drawn to a bygone era, a more romantic time of gracious living,? he said.

The influence of popular culture on style and taste goes back to the early days of Hollywood, when film stars like Joan Crawford, dressed as a flapper in the 1920s and 1930s, inspired shorter hemlines. After Elizabeth Taylor appeared in ?A Place in the Sun? in the early 1950s wearing a distinctive dress, ?every girl wanted to wear it to the prom that year,? said Stoddart, author of ?Analyzing Mad Men? and of the forthcoming ?Exploring Downton Abbey? to be released during the summer of 2013.

The trend for a television series to impact the marketplace is more recent, as the medium typically influenced viewers through advertising. ?To my mind, ?Mad Men? is one of the first,? inspiring companies like Brooks Brothers, Banana Republic and Crate & Barrel to create everything from 60s-era men?s suits to living rooms sets, said Stoddart. ?It really takes about two to three seasons before retailers really get on the band wagon. It?s happening now with ?Downton Abbey.??

Ralph Lauren has a new collection, modeled by actress Jessica Chastain, that features Lady Mary-type turn-of-the-century hunting garb, and other "Downton"-inspired products include 1920s-era jewelry collections and T-shirts based on characters in the series.?

Leonard Lee, an associate professor at the Columbia Business School, said the financial impact of popular shows is difficult to measure. But while he is not aware of any academic research or tracking of the phenomenon, the underlying psychological process is consistent with what is known about consumer behavior. Repeated exposure, positive feelings, imitating behavior, and the desire to be a part of the larger experience and enjoy it in a more proactive way, he said, are factors that typically influence spending choices.

Emotional resonance, not logic, is often key, said Lee, referring to a well-known study that analyzed how decorative posters were chosen and found that participants who deliberated more about which one to buy were less likely to hang them up. ?Sometimes when you think too much about options, you tend to be more dissatisfied than when you rely more on feelings and evaluate holistically.??

The influence of popular culture on spending is growing, said Marshal Cohen, chief industry analyst of The NPD Group, a market research company, who has followed consumer behavior and retail trends for more than 30 years. ?It used to be that fashion led the way for what?s in, what?s out,? he said, but today, entertainment and popular culture have taken on a larger role, though the public typically downplays it.?

The NPD Group conducts a survey each year in which respondents are asked if they made purchases influenced by celebrities. ?Every year consumers deny it, yet the numbers show they do it more and more,? Cohen said. A decade ago, for example, 8 percent of survey respondents said they made purchases as a direct result of celebrity influence. But in the most recent survey, conducted in March 2012, 18 percent admitted they did so. ?They don?t like to admit they are easily influenced and swayed,? said Cohen, who is the author of ?Why Customers Do What They Do?and ?Buy Me! How to Get Customers to Choose Your Products and Ignore the Rest.?

?Fashion is easiest industry to see the cause and effect,? of popular culture, but interior design, home furnishings and other lifestyle areas are also impacted. During the recession, the fashion industry ?was scared. It didn?t take chances on color and design,? resulting in safe products that lacked inspiration and bored consumers.

But the "Downton Abbey" influence is positive, for the public and the retail industry, experts say.

?It?s so different; it?s new and fresh,? said Cohen.

?Anything that expands your mind is always a good thing,? said Stoddart, whether it?s fashion or reading history. ?It adds to a strong conversation between people.? ??

Ice storm descends on Midwest before heading east

Icy weather across parts of the Midwest affected roads and airports, particularly at O'Hare in Chicago, where nearly 200 flights were canceled. The Weather Channel's Mike Seidel reports.

A storm encased the Midwest in glistening ice on Sunday, forcing officials to cancel flights and closing roadways and threatening to tangle the start of the work week as freezing rains headed east.?

Hundreds of churches across Iowa called off Sunday services as sidewalks were turned to sheets of ice by the storm that meteorologists said had covered the Midwest in about a half-inch of ice by midday.?

Flights in and out of Chicago, Minneapolis and St. Louis were grounded on icy runways.?


The National Weather Service issued a freezing rain advisory for Chicago and the surrounding area for Sunday until 9 p.m. local time, when temperatures were expected to warm up enough to make it just rain. Until then, the weather service warned of dangerous conditions for driving and even walking.?

"Pockets of sleet, freezing rain and freezing drizzle are possible farther east late tonight into Monday morning from Buffalo, New York, to New York City, Philadelphia, Washington, D.C., and Roanoke, Virginia," meteorologist Brian Edwards said on Accuweather.com.?

Slick roadways were reported from South Sioux City, Nebraska, to Iowa, where numerous crashes were reported, according to the Iowa Department of Transportation. In Franklin County, Iowa, Interstate 35 was blocked by tractor trailers struggling to get a grip on treacherous surfaces.?

"Instant icing of windshields and roadway surfaces (as well as driveways, sidewalks and parking lots) can be expected in the areas with freezing temperatures," the Iowa DOT said.?

In Missouri, ramps to connecting Interstate 270, which circles the St. Louis area, to Interstate 70 were closed early Sunday morning because of ice, but were later reopened, said Marie Elliott, a spokeswoman for the Missouri Department of Transportation.?

The name Sotheby?s is well known as an auction house that dates back 270 years, but many people may not be aware that it is also a high-end real estate brokerage company. Established in 1976, Sotheby?s International Realty began by offering its auction clientele real estate services. It currently has over 600 offices located in 45 countries and territories, giving clients unprecedented access to properties that span the globe.

In 2010, Sotheby?s International Realty opened its Tokyo office in order to make a full-scale entry into the rapidly expanding Asian market. Its 15-strong team provides a full range of real estate services in Japanese, English, and Chinese.

Japan Today meets with Chief Operating Officer Yutaka Takeda at the company?s new office in Hiroo Plaza to hear more about the business.

What is your background?

I was actually born in Hiroo, not too far from this office. I went to Seikei University?the same university as Prime Minister Shinzo Abe. His elder brother was my classmate. My major was economics. After graduating, I worked for JAL for 30 years, in sales, marketing, as well as the group?s hotel and resort business. I joined Sotheby?s in June 2010.

What is Sotheby?s International Realty?s history?

Many clients of the auction house are interested in high-end real estate, so Sotheby?s International Realty was founded in New York in 1976 to look after their needs. At first, the focus was mainly in Europe and the United States. In the 2000s, the company started pushing expansion in Asia and as a result, branches opened in Hong Kong and Japan three years ago, and Taiwan opened last year.

We have a very strong alliance with the auction house and one of our strengths is our reputable brand name and access to the world?s wealthy individuals. While some clients are auction clients, we do have our own client base, as well.

How were the last two years?

2011 was a very difficult year because of the earthquake and fear of radiation. Inbound business dropped off. However, after the March 11 disaster, some Japanese felt, probably for the first time in their life, that maybe they need a place to escape to if there is another disaster. That fuelled demand for real estate overseas. As a result, we saw good growth in the latter half of 2012.

Where are your Japanese clients looking to buy?

Hawaii is definitely No. 1. Singapore is very popular, also. For high-end Japanese clients, Europe is in demand ? Monaco, Switzerland, Paris. There is also interest in the Gold Coast in Australia and New Zealand. Our sales outside of Japan are heavily connected to whether there are direct flights to those destinations from Japan. But even if there isn?t a direct flight, our strength is our international network ? 600 offices in 45 countries. So we can help you with your real estate needs very quickly.

Who are your typical Japanese clients?

All ages, really, ranging from retirees to people in their 30s. Many of our clients buy real estate overseas for investment or they might go to stay there once or twice a year. Time share is a very big market for Japan. I would say that there are nearly 40,000 Japanese owners who have purchased Hilton and Marriot time-shares in Hawaii. That gives you some idea of how important a market Hawaii is.

What about your inbound business?

Many of our clients come from Taiwan, China, Hong Kong, Singapore. There are some Americans or Europeans married to Japanese, who are interested in buying property in Tokyo. While the demand is mainly for Tokyo, we do receive some inquiries for residences in ski areas such as Hakone, Karuizawa and ski areas such as Hakuba and Niseko.

Where do you see growth potential?

We wish to boost our business of selling more to foreigners in Japan. That?s why we have recently moved to this new office in Hiroo. Many foreigners recognize the brand name and often drop in. Our office is open seven days a week and we want to be more in touch with the foreign community. We are like a concierge and our experienced staff speak Japanese, English and Chinese.

We have a close relationship with our clients. When they are in Tokyo, they often drop in and have lunch and talk about the market, real estate. I think that is one of our unique points.

How do you market the brand?

Our head office issues a publication called Reside twice a year. The auction house has a publication eight times a year and they have a real estate section. Hong Kong has a publication six times a year and does direct mail to 20,000 wealthy individuals. Japan?s properties are included in all those publications. Besides that, we have editorial tie-ups with a number of Japanese publications. We use YouTube and Facebook, as well as our website.

More proactively, we started holding Hawaiian real estate seminars in December 2011. It turned out to be a very big success and we have since held seminars in Osaka and Nagoya, usually once every six months. The last one, which was a collaboration with CNBC/Nikkei, drew 160 people. Most were serious clients.

How do you find properties?

We have a strong relationship with developers and construction companies, so we keep up to date on the market. We also have a team who specialize in looking for available properties. There is a saying in this business that many properties become available due to the 3 Ds ? death, divorce and debt.

What is a typical day for you?

I show up around 9 a.m. After tending to emails, we have meetings. I am more involved in cross-border transactions because I have good connections all over the world from my JAL days. I often have lunches and dinners with clients. That is an important part of the job. Sometimes I work on weekends, if I meet foreign visitors and show them properties.

eSmart Tax Premium


For the last several years, we've reviewed a tax preparation website called CompleteTax. Unlike its competitors, this site did not begin its life as a desktop product; it launched on the Web. CompleteTax's parent company, CCH, has been in the business of supporting taxpayers since 1913, the year the tax code was created. CCH analyzes tax law and publishes voluminous resources. The product still exists, but it's now called eSmart tax?I reviewed eSmart Tax Premium.

The app is now supported by Liberty Tax Service, which has built 4,000 local offices in the U.S. and Canada since its launch in 1997. This tax preparation franchise had used the CompleteTax framework for two years, but this year it is playing a leading role in its website operations. If you need support this year, you'll be dealing with Liberty Tax Service, which also backs your return and e-files it.

I reviewed the Premium version, which costs the same as its competition's Deluxe versions, and is $10 cheaper than last year. If you plan to file a Schedule C, you have to spring for this top-of-the-line offering.

eSmart Tax, as you might expect, provides accurate, comprehensive coverage of the most commonly-faced tax situations, as well as several more uncommon ones. Like the others reviewed here, it asks an exhaustive list of questions as it tries to find all of your income, deductions and credits. eSmart Tax is comparable to its competitors in that sense, but lags behind TurboTax in terms of its user interface and review process. The site's overall help system, though, rivals the leader's; it's at least as comprehensive and context-sensitive.?

A Simple Process
eSmart Tax moves through your return in a fashion similar to its competitors. It gathers your personal information upfront (address, Social Security numbers, dependents, etc.). Here and throughout the tax prep process, you're presented with lengthy lists of questions meant to both feed information to your return and determine which elements of the site should be emphasized. These are yes or no questions, like, "Did you have any deductions such as the following?" (mortgage interest medical expenses, etc.) During this interview process, you'll often have to enter information in fields or select from list of options.

You don't ever see your 1040 shaping up as you go along. But eSmart Tax takes your responses, does any necessary calculating and deposits the information in the correct fields on your return. It really is like sitting in a tax preparer's office answering questions and providing the backup documentation required.

When you've answered every pertinent question, eSmart Tax analyzes your return and either suggests or insists on changes, depending on the issue. Once it's satisfied, you can transfer necessary information into a state return and complete it in the same fashion. After you've breathed a sigh of relief, you can print and/or e-file your return (the latter is recommended, and will be required someday).

Multiple Navigational Options
Simple, obvious navigational tools help you move through the interview. Tabs at the top of the screen display the site's primary sections: Personal, Employment, Deductions, Investments, Retirement, Miscellaneous, and Filing Options. Sub-tabs beneath each further divide those sections into smaller bites.

You can use these for navigation, but you're less likely to miss something critical if you progress through the site using the "Previous" and "Continue" buttons on each screen. These advance you forward or back one page. The "Quick Navigation" link takes you to another option. It presents a tree-like outline of the entire site's screens; you can click on one link to move directly to that page. These are all standard conventions that eSmart Tax's competitors employ.

CompleteTax revamped the user interface a couple of years ago, but the site still lags behind its competition in this area. It doesn't look like a polished, state-of-the-art website yet. Some elements look great, like the main tabs and buttons, but the work windows could use freshening up.

Xolo A500 debuts in India with Android 4.0

A new Android 4.0 smartphone known as the Xolo A500 became available within India this week, and from all appearances, it's entirely run of the mill. That said, with a price of ?6,999 ($130), it may just turn a few heads. The Xolo A500 sports a 4-inch WVGA (800 x 480) display, along with a dual-core 1GHz CPU (Snapdragon S4 Play) and dual-SIM functionality. You'll also find a 5-megapixel rear camera, along with a front-facing VGA shooter. The device includes a 1,500mAh battery, 512MB of RAM, 4GB of built-in storage and supports microSD cards up to 32GB in size. [Fone Arena]

Ofcom kicks off 4G spectrum auction in UK

The largest mobile spectrum auction to date in the UK began this week, which is set to nearly double the wireless resources available to Britons. In all, 28 lots of spectrum are available across the 800MHz and 2600MHz bands, which will add 250MHz of spectrum to the 333MHz in use today. Telefonica (O2), Vodafone, EE, Hutchison (Three), Niche Spectrum Ventures (BT), HKT and MLL are participants in the auction, which carries a total reserve price of £1.36 billion. According to UK regulator Ofcom, the auction will take place in several rounds over the coming weeks. [Android Central]

AT&T CEO reveals interest in smartphone financing

Verizon's Lowell McAdam now has some company. During this week's earnings call, AT&T CEO Randall Stephenson revealed that AT&T is similarly monitoring T-Mobile's shift to drop the subsidized business model and instead provide customers the ability to finance their new smartphone purchase. While Stephenson may lack grace with his words, the intent is clear: "We expect there to be some dynamics in the marketplace that -- and we'll have to respond to some of it -- we find interesting, like the handset financing that they're doing." Curiously, Stephenson admitted that AT&T has considered the approach in the past, but like Verizon, much of how his company responds will depend on consumers' reception of T-Mobile's new approach. AT&T working to integrate Data Sense for Windows Phone 8

Data Sense is one of the more unique features of Windows Phone 8, which allows users to monitor their data usage and squeeze more from their data plan through the magic of server-side compression. Verizon is the only carrier to support the feature within the US, but that may soon change, as AT&T has revealed that it's "exploring Data Sense and how to optimize the experience" for its subscribers. Naturally, many other sources exist for custom Sense blends, which raises the question of whether this move was but a one-off showing of legal force, or whether HTC will take a more active approach to ending the underground custom ROM community.
